Home, condo and renters coverage you can explain in one sitting

Replacement cost on the house, real limits on the contents, and the endorsements that only matter the week you need them.

A homeowners policy is not one product. Two policies with the same price can pay out very differently after a wind claim, a burst pipe or a total loss. Here is what gets read line by line.

What we look at

1

Dwelling

What it costs to rebuild the house at today's labor and material prices — not what you paid for it, and not the county's tax value.

2

Personal property

Furniture, clothes, electronics and tools, with special sub-limits on jewelry, art and firearms.

3

Liability

Someone injured on your property, or damage you cause away from it — including dog bites.

4

Loss of use

Hotel, meals and storage while the house is unlivable.

5

Water backup

Sewer and drain backup is excluded unless you add it back. It is usually one of the cheapest endorsements on the page.

6

Wind and hail deductible

Many Ohio policies carry a separate percentage deductible for wind and hail. Read that number before storms, not after.

What actually moves your price

  • Rebuild cost, age and condition of the roof
  • Replacement cost vs. actual cash value on contents
  • Claim history on the property, not just on you
  • Credit-based insurance score, where permitted
  • Bundling auto and home on the same carrier
  • Distance to a fire station and the home's construction

Common questions

Replacement cost or actual cash value?

Replacement cost rebuilds and replaces at today's prices. Actual cash value pays the depreciated amount, so a twelve-year-old roof pays a fraction. It is the line item most worth arguing about.

Do I have to insure for the mortgage amount?

No. Lenders care about their loan balance; your policy should cover what it costs to rebuild, which can be more or less.

Does bundling really save money?

Multi-policy discounts are usually the largest single discount available, and they apply to both the auto and the home policy. We check it both ways.

Straight talk: discounts, rates and eligibility vary by carrier, product and person, and are subject to underwriting. We will never quote you a savings figure we cannot show you in writing.
